A Brooklyn rental just leased for a record $25K/month — in an area long home to a polluted canal

Gowanus has long been linked to its polluted canal -- but as cleanup proceeds, its stock of housing continues commanding higher prices.

Once synonymous with industrial grit and a toxic canal, Gowanus has hit a real-estate milestone that would have seemed unthinkable not long ago: a four-bedroom duplex at the new 544 Carroll Street rental building has leased for $25,000 a month, setting a neighborhood record.

The deal underscores how far the area has come since the city’s 2021 rezoning paved the way for thousands of new apartments, infrastructure upgrades, and public waterfront access.

Developed by Brooklyn-based Avery Hall, the building was designed to capture demand from families seeking large, service-rich rental homes with outdoor space—an increasingly rare product in brownstone Brooklyn.

The roughly 2,500-square-foot duplex features more than 1,000 square feet of terraces.

A second terrace is located on the upper level of the penthouse unit.

The unit ultimately landed a tenant after the developer invested in furnishing and activating the outdoor areas, without cutting the rent.

Residents enter through a light-filled lobby overlooking a landscaped courtyard that also anchors a resident study for working from home.

Additional perks include a resident lounge and private dining room, a pet spa, bike storage with individual cages, on-site parking, in-unit washers and dryers, smart climate systems, and 24-hour concierge service overseen by a live-in resident manager.

The residential apartments at 491 Keap St in Brooklyn have gone weeks without hot water and days without heat in the winter months.

The Lehman Village Houses, are just one of many NYCHA operated public housing that have left tenants without heat in the coldest of temperatures.

Malik Williams, who has lived at NYCHA's Lehman Houses since 2009 said he went through most of January without heat.
