Contested $190M LA mansion under threat of foreclosure just saw a $20M price cut instead of heading to auction

There are trophy homes — and then there's Casa Encantada in Los Angeles, which just hit its latest snag.

Bel-Air’s legendary Casa Encantada has returned to the market at $170 million, down from $190 million last year and far below its earlier $250 million ask, even as a high-stakes legal fight over the estate continues to unfold.

The nearly century-old, 28,700-square-foot mansion sits on 8.4 acres overlooking the Bel-Air Country Club

It features seven bedrooms, 20 bathrooms and meticulously restored Deco-era interiors.

Behind the scenes, lender CIM Real Estate Credit is pushing to move the dispute to New York under terms of a 2020 loan agreement and has filed motions seeking to dismiss key claims brought by widow Karen Winnick.

Winnick has been battling to retain control of the property after the debt tied to the estate ballooned past $155 million.

A foreclosure auction had been scheduled for December 2025, but no sale appears to have occurred, and the property remains actively listed in early 2026 as court hearings continue this spring.
